SDRPM schedules periodic walk-throughs for regular evaluation of the condition of our managed properties.

Move-In / Move-Out Coordination

SDRPM performs thorough visual walk-throughs detailing the condition of the property at the time of tenant move-in and move-out. This includes date stamped photos that accompany a comprehensive condition report.

Owner & Tenant Online Portals

Each owner and tenant can access their monthly statements and associated documents through their online portal. Owners can also access details about deposits, contributions and lease and tax documents. Tenants can schedule rental payments and submit maintenance requests.

Security Deposit Reconciliation

At the conclusion of the tenancy, SDRPM handles the reconciliation and disposition of the tenant security deposit adhering to strict California Real Estate laws, resolving any potential tenant disputes.

Leasing Fee

This is a marketing fee for the placement of a fully qualified tenant. It includes online marketing, personal showings, tenant screening, preparation and signing of lease documents, pre move-in documentation with dated pictures, and collection of security deposit.

21 Day Tenant Placement Guarantee

We are so confident in our comprehensive marketing program that aggressively seeks to quickly place a qualified tenant, that SDRPM will back it up with a 21-Day Guarantee. This guarantee promises that if we don’t have a signed lease agreement for your property within 21 days of going on the market, we will gladly cover the first month’s management fee.

Leasing Guarantee

If a tenant we place into your rental property vacates prematurely, you will not be charged the standard Leasing Fee to find a new tenant (excluding moves for military orders).

Response Time Guarantee

No one likes waiting an inordinate amount of time to receive a response. That is why we offer a 24-business hour response time guarantee: we commit to respond to all communications within 24 business hours!

Management Fee Guarantee

Our owners only pay a management fee when SDRPM collects rent. If SDRPM does not successfully collect rent, no management fee is due.

Project Management Evaluation

Tenant Screening

We’ve set high qualification standards and have a detailed application process, which includes credit check, employment verification, income verification, background checks, current & previous landlords, even pet screening and more!

All pets are pre-screened to help eliminate 'fake' service animals and potentially problematic pets.

Full Legal Compliance

Our leasing agents and property managers are all licensed professionals . We conduct all leasing activities in accordance with Federal Fair Housing, State and local Real Estate law as well as adherence to industry ethics and "best practice" guidelines as defined by the National Association of Realtors, the California Association of Realtors and the California Department of Real Estate.

Proprietary Lease Agreement

We provide a proprietary lease agreement that has been prepared according to CA state real estate law and is regularly updated and revised based upon legislative changes and updates.

Property Maintenance & Repairs Coordination

We have a trusted and reliable maintenance team of qualified vendors that are licensed and insured to ensure prompt repairs at reasonable rates. To simplify things for our tenants, they can complete an online maintenance request from their mobile device and communicate with our vendors to schedule necessary appointments to perform needed maintenance. We also have an emergency line for tenants to call 24/7/365 to handle emergency situations. There's never any upcharge on regular maintenance.

Professional Move-In / Move-Out Process & Coordination

We conduct thorough visual inspections of each of our managed properties specifically detailing the condition of the property at the time the tenant takes possession as well as at the move-out. We take "date-stamped" photos to accompany a comprehensive written report.

Tenant Placement Fee

This is a marketing fee that compensates the management company for the professional placement of a qualified tenant, whom the owner is in agreement with. We know our clients have a greater return with longer-term tenants because of minimized vacancy and make-ready costs. We work hard to exceed expectations of tenants and do all we can to make them happy in hopes that they choose to renew their tenancy. We contact tenants months in advance of their lease terminating and if a renewal is desired, we handle all of the negotiations and preparations of necessary documents.
