We begin the process with a comprehensive design and budget appointment with the property owner. A budget is submitted to the owner for final approval, and during the project a comprehensive detailed expense report is maintained. Property Maintenance & Repairs Coordination

SDRPM coordination of routine property maintenance is provided by trusted vendors who are licensed and insured. There is never any “upcharge” on the management of day-to-day maintenance.

Convenient Rental Payments

Tenants receive an online “Tenant Portal” where they can efficiently make their monthly rental payment; payments can also be dropped off at the SDRPM office 24/7 or mailed USPS.

Property Accounting & Reporting

The SDRPM bookkeeping team processes accounts payable and accounts receivable for all managed properties, submitting monthly and annual statements with Cash Flow reports for tax preparation.

Monthly Owner Statements

Detailed monthly statements, along with electronic copies of invoices and work orders are downloaded to the “Owner Portal” on a monthly basis. 1099-Misc reports and other IRS/FTB compliant reporting is also included to streamline the tax and reporting process for each owner.

Eviction Process Coordination

In the unlikely event that an unlawful detainer is to be initated, we coordinate the entire process until the tenant is successfully removed from the property.

Periodic Walk-Throughs

SDRPM schedules periodic walk-throughs for regular evaluation of the condition of our managed properties.

Move-Out Coordination of Current Tenant to Prepare to Re-Rent to New Tenant

SDRPM performs a thorough visual walk-through detailing the condition of the property at time of move-out of the current tenant, provides the owner with copies of date-stamped photos and a comprehensive condition report. Note: SDRPM does NOT handle the security deposit reconciliation

Owner & Tenant Online Portals

Each owner and tenant can access their monthly statements and associated documents through their online portal. Owners can also access details about deposits, contributions and lease and tax documents. Tenants can schedule rental payments and submit maintenance requests.

Security Deposit Reconciliation

At the conclusion of the tenancy, SDRPM handles the reconciliation and disposition of the tenant security deposit adhering to strict California Real Estate laws, resolving any potential tenant disputes.

21 Day Tenant Placement Guarantee

This guarantee promises that if we don’t have a signed lease agreement for your property within 21 days of going on the market, we will gladly cover the first month’s management fee.

Leasing Guarantee

If a tenant we place into your rental property vacates prematurely, you will not be charged the standard Leasing Fee to find a new tenant (excluding moves for military orders).

Response Time Guarantee

No one likes waiting an inordinate amount of time to receive a response. That is why we offer a 24-business hour response time guarantee: we commit to respond to all communications within 24 business hours!

Management Fee Guarantee

Our owners only pay a management fee when SDRPM collects rent. If SDRPM does not successfully collect rent, no management fee is due.

Project Management Evaluation

SDRPM will provide a comprehensive walk-through to evaluate capital improvement needs for the rental property to maximize rental and sales profitability. The evaluation is complimentary and reviewed in detail with the owner. Upon Request

Lease Renewals

SDRPM will negotiate directly with the tenant on the home owners behalf, with advance approval of the owner to complete a lease renewal for a rental amount and term that is agreeable to all parties. Included at No Charge

“Basic” Rent-Ready Coordination

SDRPM will provide the owner with a comprehensive report providing specific recommendations of what needs to be completed for the property to optimize rental income. Upon approval of the plan and corresponding budget, SDRPM will provide the vendor coordination and oversight necessary to successfully complete the “rent-ready” process – on time and under budget. If the rent-ready process is estimated to exceed 4 hours of SDRPM time/expertise, then the rent-ready process is no longer considered “basic”, but goes into the category of “Project Management”. This management company charges excessive amounts for move out cleaning. We extensively cleaned our unit before moving out and received all green flags during their move out inspection. They thanked us for "taking care of the unit while we lived there" and said it was in "great" condition, yet they still felt the need to hire four separate vendors to "clean" the unit and charged nearly $700 to do so. Prior to moving out, I had a move out call with Katie Acampora, where the vendor cleaning process was discussed, but I believe I was deliberately misled to believe that the total charges would only be roughly ~$250. We were model tenants and this company squeezed us for what they could. I would not do any type of business with this company again. If they didn't directly profit from these excessive cleaning fees, then they were lazy and hired default, excessive cleaning services that went far beyond what was needed. I am guessing no tenant pays less than the ~$700 charged us to move out. Edit after SDRPM response: Katie, the issue is what you consider “necessary” cleaning. Why did you hire four separate vendors if the unit was in good condition? In our call I asked what the total fees typically amount to and you said the previous tenant was charged $250. If that was a real, you were probably quoting what just one of the vendors charged. Either you deliberately misled me or were too obtuse to understand I was interested in understanding what the total process cost. You are lazy for implementing a default suite of cleaning services, rather than assessing what is actually needed, because as we have both agreed upon, the unit was left in good standing. Your move out fee is nearly triple any other fee I have ever paid. Those paying close attention will note that Katie is not arguing that the number of services/vendors she hired to clean our clean unit was not excessive, simply that she feels she was transparent about her intention to be lazy and rip us off.

We have personally been with them for 8 years and everything and anything we have asked for they have always been there for us. They take the time to return phone calls, to text you back, and to also personally be there for any related problem you may have. I can't say enough about Sharyn Davie and the wonderful staff there. These are the type of businesses you want to be involved with. These are the type of people that remind you customer service is not lost ... You just have to look for it. We found it ! Me and my partner went to a viewing after finding a property listed on Zillow. We enjoyed the property and decided to be the first to apply. Instead of using Zillows application process, they required both of us to pay $104 dollars together to apply. Within 12 hours, we were denied due to not meeting their “credit criteria”. We understand that this is of course a part of the rental process but they had not listed on Zillow, their website or in person that they had a minimum credit standard that trumps income/rental history. They charged us the entire fee and did not check our income, rental history or personal reference's but kept all the money. This is a very disingenuous business practice and borders on property management malpractice. If we do not get our rental application fee refunded, we will be reporting this company to the Better Business Bureau and potentially taking other actions against them.
