Within the property management industry there are many different types of properties as well as many different types of managers. For example, there are residential properties as well as commercial, light industrial, office, retail, medical, mixed use, mobile homes, vacant land, HOA management and more. Each type of property has unique management challenges and issues that require a specific set of management skills which are best suited for that particular type of property. When legal issues arise and property management experts are called on to provide testimony, that consultant must have the requisite type of property management experience that is best suited for that type of property. For example, when dealing with a serious medical issue that involves your spine, you would likely NOT go to a general practitioner but rather a specialist. If having a specific legal challenge regarding residential real estate, it’s best to consult an expert in that specific field of real estate.

Bob Davie has focused his attention on San Diego residential management for more than 30 years and is the owner and managing broker of San Diego Residential Property Management (SDRPM). Bob and his team have provided expert professional management services to the owners of single-family homes, condos, and townhomes throughout the greater San Diego region for several decades. This long and successful history has given Bob a unique background and level of experience and knowledge in all facets of San Diego residential real estate management and sales.
Bob is active in the day-to-day operation of his management firm and provides both consultation and expert witness testimony on nearly all aspects of the residential real estate industry, including services such as standards of care, standards of practice, best practices, industry standards and customs for real estate transactions, property management, property ownership, and fiduciary responsibilities and expectations of residential real estate.

Bob Davie, Owner and managing broker of San Diego Residential Property Management, holds numerous designations and awards.  He is a Certified Property Manager (CPM®), Residential Management Professional (RMP®), a Master Property Manager (MPM®) and has held several leadership roles in the National Association of Residential Property Managers (NARPM).

Bob currently serves on the board of directors of the California state Chapter of NARPM and volunteers his time to serve on the San Diego Association of Realtors “Professional Standards Board”, responsible to oversee and adjudicate ethics and practice grievances brought forth by fellow practitioners as well as members of the public.  

Bob has been involved in leadership of his local Rotary club, has won the prestigious “Rotarian of the Year” award as well as the “Property Manager of the Year” award by NARPM.

This management company charges excessive amounts for move out cleaning. We extensively cleaned our unit before moving out and received all green flags during their move out inspection. They thanked us for "taking care of the unit while we lived there" and said it was in "great" condition, yet they still felt the need to hire four separate vendors to "clean" the unit and charged nearly $700 to do so. Prior to moving out, I had a move out call with Katie Acampora, where the vendor cleaning process was discussed, but I believe I was deliberately misled to believe that the total charges would only be roughly ~$250. We were model tenants and this company squeezed us for what they could. I would not do any type of business with this company again. If they didn't directly profit from these excessive cleaning fees, then they were lazy and hired default, excessive cleaning services that went far beyond what was needed. I am guessing no tenant pays less than the ~$700 charged us to move out. Edit after SDRPM response: Katie, the issue is what you consider “necessary” cleaning. Why did you hire four separate vendors if the unit was in good condition? In our call I asked what the total fees typically amount to and you said the previous tenant was charged $250. If that was a real, you were probably quoting what just one of the vendors charged. Either you deliberately misled me or were too obtuse to understand I was interested in understanding what the total process cost. You are lazy for implementing a default suite of cleaning services, rather than assessing what is actually needed, because as we have both agreed upon, the unit was left in good standing. Your move out fee is nearly triple any other fee I have ever paid. Those paying close attention will note that Katie is not arguing that the number of services/vendors she hired to clean our clean unit was not excessive, simply that she feels she was transparent about her intention to be lazy and rip us off.

I'm a firm believer in customer service if any of you have ever read my reviews before. I strongly believe that's been a huge downfall in our system. The people at San Diego residential property management go above and beyond to exceed customer service. We have personally been with them for 8 years and everything and anything we have asked for they have always been there for us. They take the time to return phone calls, to text you back, and to also personally be there for any related problem you may have. I can't say enough about Sharyn Davie and the wonderful staff there. These are the type of businesses you want to be involved with. These are the type of people that remind you customer service is not lost ... You just have to look for it. We found it ! Me and my partner went to a viewing after finding a property listed on Zillow. We enjoyed the property and decided to be the first to apply. Instead of using Zillows application process, they required both of us to pay $104 dollars together to apply. Within 12 hours, we were denied due to not meeting their “credit criteria”. We understand that this is of course a part of the rental process but they had not listed on Zillow, their website or in person that they had a minimum credit standard that trumps income/rental history. They charged us the entire fee and did not check our income, rental history or personal reference's but kept all the money. This is a very disingenuous business practice and borders on property management malpractice. If we do not get our rental application fee refunded, we will be reporting this company to the Better Business Bureau and potentially taking other actions against them.

Are you a property owner? Use this company. Are you a renter? Dont use this company. If you rent, be aware they take a FAT chunk of your security deposit regardless of how pristine you leave the property.
