Application Guidelines

We appreciate your interest in applying for an available property offered by San Diego Residential Property Management. In order to qualify for one of our rental properties, you must be at least 18 years of age and submit an online rental application. Each financially responsible adult (18 and older) and all non-financially responsible adults who will reside in the property on a full-time basis are required to complete an application. The application fee is $60 per applicant and is non-refundable; applications will not be processed without the payment of the fee. Applicants are required to complete the application in its entirety and submit all specified documents before processing will begin. Our leasing team will process your application and notify you of the status to lease the desired property. Please allow approximately 2-4 business days for the rental application to be reviewed and/or processed. If any additional information is needed, a representative from our leasing office will contact you. Processing time subject to change due to high-volume of applications.

 

By submission of a rental application you agree that each financially responsible adult (18 and older) and all non-financially responsible adults are required to complete an application. Each applicant authorizes San Diego Residential Property Management to process their personal credit history, criminal background, eviction history and verify employment, salary and past tenancies. The information collected will be used for resident screening purposes only in reference to a property managed by San Diego Residential Property Management. You understand that submission of an application does not guarantee tenancy in the desired property. Leases are granted on a first-approved application basis determined by most qualified applicant(s) and on the owner’s criteria, with final approval rendered by the homeowner. Examples of the criteria considered are (but not limited to): FICO (credit) score, past tenancy verification, eviction history, employment history, salary and income levels, tenancy start date, desired lease term and type and number of pets. Furthermore, it is possible that when your application is submitted, other qualified applications could be in process for the same property.

Once notified by the leasing office of your approved application, you are required to confirm your tenancy withinapproximately 1-3 business days (leasing office to determine deadline on case-by-case basis) by completing the following: [1] all tenants shall review and sign the lease documents and, [2] remit the security deposit . Lease documents will be circulated for electronic signature to all adult residents, and a deposit is required to hold the property until the scheduled possession date. The deposit must be delivered to the management office in the form of a cashier’s check or money order within approximately 1-3 business days (leasing office to determine deadline on case-by-case basis) of the approval.

The deposit will be taken to “hold” the property for the tenant until the actual lease start with delivery of keys (possession date), and collection of first month’s rent. Until the lease start date, the funds are non-refundable and are considered “good faith” money to remove the unit from the rental market to be placed “on hold” for the tenant under contract. Should the tenant fail to conform to the lease agreement, remit the first month’s rent and take possession of the property, the deposit will not be refunded; the funds will be used to compensate the property owner for the marketing time and rent income lost as a result of taking the property off the market. Upon possession and payment of the first month’s rent, the deposit will convert to a fully refundable security deposit and applied at move-out should there be any cleaning, tenant caused damage and/or maintenance issues that are a tenant cost.

If you submit your application(s) and do not choose to rent or are not approved for tenancy, the $60 application fee(s) will not be returned. You will be notified of an approval or denial of your application as soon as we are informed by the property owner of his/her decision. If your application is not approved, you will be notified in writing of the denial. By request, you may receive a copy of your credit report at no additional charge. We can accommodate this request by mailing a copy of the report to your attention. Applications will remain on file for sixty [60] days and you can transfer your application to another property managed by San Diego Residential Property Management, with no additional fees. San Diego Residential Property Management and our homeowners strictly adhere to policies of the Fair Housing Act and no application is approved or denied on the basis of race, color, national origin, ancestry, religion, sex, disability, age, citizenship status, genetic information, marital or family status, sexual orientation, gender identity and/or gender expression, AIDS/HIV, medical condition, political activities or affiliations, source of income, or any other protected class under the State and Federal Fair Housing laws.

This management company charges excessive amounts for move out cleaning. We extensively cleaned our unit before moving out and received all green flags during their move out inspection. They thanked us for "taking care of the unit while we lived there" and said it was in "great" condition, yet they still felt the need to hire four separate vendors to "clean" the unit and charged nearly $700 to do so. Prior to moving out, I had a move out call with Katie Acampora, where the vendor cleaning process was discussed, but I believe I was deliberately misled to believe that the total charges would only be roughly ~$250. We were model tenants and this company squeezed us for what they could. I would not do any type of business with this company again. If they didn't directly profit from these excessive cleaning fees, then they were lazy and hired default, excessive cleaning services that went far beyond what was needed. I am guessing no tenant pays less than the ~$700 charged us to move out. Edit after SDRPM response: Katie, the issue is what you consider “necessary” cleaning. Why did you hire four separate vendors if the unit was in good condition? In our call I asked what the total fees typically amount to and you said the previous tenant was charged $250. If that was a real, you were probably quoting what just one of the vendors charged. Either you deliberately misled me or were too obtuse to understand I was interested in understanding what the total process cost. You are lazy for implementing a default suite of cleaning services, rather than assessing what is actually needed, because as we have both agreed upon, the unit was left in good standing. Your move out fee is nearly triple any other fee I have ever paid. Those paying close attention will note that Katie is not arguing that the number of services/vendors she hired to clean our clean unit was not excessive, simply that she feels she was transparent about her intention to be lazy and rip us off.

I'm a firm believer in customer service if any of you have ever read my reviews before. I strongly believe that's been a huge downfall in our system. The people at San Diego residential property management go above and beyond to exceed customer service. We have personally been with them for 8 years and everything and anything we have asked for they have always been there for us. They take the time to return phone calls, to text you back, and to also personally be there for any related problem you may have. I can't say enough about Sharyn Davie and the wonderful staff there. These are the type of businesses you want to be involved with. These are the type of people that remind you customer service is not lost ... You just have to look for it. We found it ! Me and my partner went to a viewing after finding a property listed on Zillow. We enjoyed the property and decided to be the first to apply. Instead of using Zillows application process, they required both of us to pay $104 dollars together to apply. Within 12 hours, we were denied due to not meeting their “credit criteria”. We understand that this is of course a part of the rental process but they had not listed on Zillow, their website or in person that they had a minimum credit standard that trumps income/rental history. They charged us the entire fee and did not check our income, rental history or personal reference's but kept all the money. This is a very disingenuous business practice and borders on property management malpractice. If we do not get our rental application fee refunded, we will be reporting this company to the Better Business Bureau and potentially taking other actions against them.

Are you a property owner? Use this company. Are you a renter? Dont use this company. If you rent, be aware they take a FAT chunk of your security deposit regardless of how pristine you leave the property.
